Best time of year to sell your house

The traditional perception is that spring is the best time to sell your home, and housing data in Ireland supports this hypothesis. In the spring months (March to June), houses sell twice as fast as in any other season.

Why does the month of the year affect real estate?

Many factors accelerate or slow the property market; the most significant contributing factors are the school year and weather conditions.

Buyers with children often wait until the school holidays to move home so as not to uproot their children during school – the same reasoning applies to sellers.

Seasons affect real estate also; according to the national statistics office, houses sold over Christmas are 40% lower than any other time of year. This is likely because many have visitors over the holiday period and do not want to add stress.

What is the worst month to Sell a property?

As touched on, the worst months to sell are those that overlap with public holidays, The worst of all public holidays to sell during is Christmas. Statistics confirm that fewer houses are sold in December than in any other month.

A very close second for the worst month to sell in January.

Is now a good time to sell your house?

Although we can draw interesting statistics from months where sales increase and decrease depending on seasonal factors.

But the truth is, due to the housing shortage. There’s never been a better time to sell your home.

The government offers Loads of incentives to landlords and homeowners; these incentives and grants have only increased since the start of the property crisis. This, in turn, has left sellers in a unique position of having a marketplace populated with motivated buyers.

More tips for sellers 

As established, the best time to sell is in the spring and summer months. With the best month of all being march, with almost twice the sales, the worst month (December) has.

Another good tip is to always aim for the month where statistically, you have the best chance to sell. Buyers are put off by houses which are on the market too long, and buyers may assume something is wrong with the property if it’s on sale too long.


Finally if you need to sell your house during a statistically bad month, then do everything you can to improve your sale chances. You can do this by getting a correct property valuation and improving kerb appeal.
